First Step To Buying A Home

I know you’re excited about buying your first (or next!) home, but we have to talk about one thing first: Pre-Approval.

 

Before you start looking around and getting your heart set on a property, it is so important that you have completed the pre-approval, or pre-qualification process. 

 

Sounds boring, doesn’t it? And what does it even mean? Well, a pre-approval is a document you get from your mortgage lender. Once you have this document you will know two things:

 

  • The maximum amount your lender will lend you. This will give you your budget for your house.

  • Exactly how much your monthly payments will be, so there won’t be any surprises when you get your first statement.

 

I know this process can sound daunting, but the pre-approval is so necessary. A seller won’t even consider your offer without one. Could you imagine missing out on your dream home, just because a seller wouldn’t even give you the time of day?

 

Another reason to go through this process is so that you can find out if there is anything that might prevent you from buying a home. The sooner you know, the sooner we can get your ducks in a row and on track to your financial goals. 

 

A few months ago, I had my make-up done by a sweet gal in Park Meadows mall so I could take headshots for my business cards. After I got the cards back, I took her one to show her how her excellent work turned out. She was so excited, and she told me she was ready to buy a house of her own. She was tired of paying over $3,000 a month for rent, without building any equity.

 

Our first step was the pre-approval process. In the process, we quickly discovered that she wasn’t qualified to buy a house. She had discrepancies and a poor credit score that meant no lender would give her any money. I know this seems like bad news, but it wasn’t. It just meant that we had some work to do. So how do you get pre-approved? There are three things you can do:

 

  1. Call your bank, and ask to speak with a mortgage officer.

  2. Call around to different mortgage companies to compare rates.
